The townhouse is located a 5 minute walk from the Braddock Metro, Amtrak and Virginia Railway Express and is in Old Town Alexandria! Enjoy a spacious living area, a great full sized pool table, a backyard with a grill, complimentary Netflix/Hulu access and Starbucks coffee. Parking is FREE in the back of the house, which is a very rare perk in Old Town!

The Neighborhood:
Alexandria, Virginia, is a city on the Potomac River, just south of Washington, DC. It’s known for its Old Town, with brick sidewalks and well-preserved 18th- and 19th-century buildings. King Street is lined with boutiques and specialty shops.
Old Town Pool is right behind the house too!

Getting Around:
The house is 5-minute walk to Braddock Road Metro. Ubers are also very cheap and only 10 minutes into DC monuments.

Other Things to Note:
Security camera/recording device — Front - Facing entrance; camera is turned on 24/7 (no audio) and records people coming in/out of the listing.

No parties or events
Late check out fee is at $75/hour
$500 fine for smoking of any sort inside the house
There's a $100 penalty fee for removing smoke detectors
No weapons or firearms allowed of any sort. Violators will be reported to police and the contract will be immediately terminated.

Although rare, accidental damage from guests does happen and traditionally this was managed via a security deposit by the guest or by the owner charging the guest for damages. This is highly unpleasant and puts a bitter taste in everyone's mouth. With our “all-risk” accidental protection, all accidental damage by the guest up to $1,500 is covered unless it’s specifically excluded such as, but not limited to, deliberate damage, SMOKING, normal wear and tear, infestation, or prior damage. Relax and Enjoy the stay! It’s vacation time, so enjoy it with the peace of mind knowing that if an accident happens and damage occurs, you are protected with CozySuites' coverage! A $49 damage deposit waiver has been included in the cleaning fee for this incidental coverage ($60 value!). This applies for all reservations made on or after 1/1/2021.

To abide by all legal requirements and HOA rules, you WILL be asked to provide a copy of your official government-issued photo ID, confirm your contact information, pass through our verification portal and, in some instances, complete a criminal background check. Failure to provide these documents will result in a cancellation and denied entry.

Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:
- You agree to be bound by our rental terms and conditions.
- You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

Minimum age requirement of primary person booking should be:
1. 22 years old for out of town guests
2. 25 years old for local guests

No weapons or drugs allowed; zero tolerance means police will be called for violating this rule.

Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 10pm-7am each day. The home is proactively monitored with decibel sensors for compliance with this noise policy.
